Rents Increase by an Average of 4.4 Percent

In July 2026, rents for homes are on average 4.4 percent higher than in July 2025. This increase is smaller than in previous years. In 2025, rents rose by 4.9 percent and in 2024 by 5.4 percent.

This was reported by the Central Bureau of Statistics (CBS). Social rental homes became on average 4.3 percent more expensive. Private sector rentals became on average 4.5 percent more expensive.

For social rental homes owned by housing associations, the increase was 4.4 percent. Social rental homes from other landlords became 4.1 percent more expensive. About two-thirds of rental homes are owned by housing associations.

These homes are usually social rental homes. When a new tenant moves into a home, the rent can be increased more. As a result, rents sometimes increase more sharply when tenants change.

Without these tenant changes, rents in 2026 are on average 3.8 percent higher. The difference caused by tenant changes is therefore 0.6 percentage points. In 2025, this was still 0.8 percentage points.

In Overijssel and North Brabant, rents increased the most, by 4.6 percent. In Friesland, rents increased the least, by 4.0 percent. In Overijssel, tenant changes also had the greatest effect on the increase.

Of the four major cities, rent increased the most in Rotterdam, by 4.7 percent. In Amsterdam, the increase was the lowest, at 4.3 percent. In The Hague, rents rose by 4.4 percent and in Utrecht by 4.5 percent.
