Price increases for owner-occupied homes continue to level off in August

In August 2026, prices of existing owner-occupied homes in the Netherlands were on average 3.3 percent higher than in August 2025. In July, the price increase was still 3.9 percent. Prices have been rising more slowly since the end of 2024.

However, comparing August with July shows a slight 0.1 percent decline in house prices. House prices were at their highest in July 2022. Prices then declined for a while, but have risen again since June 2023.

In August 2026, homes were 17.8 percent more expensive than at the peak in July 2022. Fewer homes were sold in August than a year earlier. The Netherlands’ Land Registry (Kadaster, the official property register) recorded 18,886 home sales, nearly 3 percent fewer than in August last year.

In the first eight months of 2026, 156,028 homes were sold. That is more than 4 percent more homes than in the same period last year. The average price of an existing owner-occupied home was 503,523 euros in August.

To measure house-price developments, Statistics Netherlands (CBS, the national statistics office) uses a special price index. This index also takes differences in the quality of homes into account. The regular sale price does not show this.

Statistics Netherlands publishes figures on prices by region and type of home every quarter. The next figures will be released on October 22.
