Your First Home and the Tenancy Agreement

Finding a first home can be difficult. Some civic integration participants receive a housing offer via the gemeente (municipality). If you move in with family or a partner, your start is often different. The options vary greatly from one place to another.

With a rental home, you make agreements with the landlord. The tenancy agreement includes, among other things, the address, the rent amount, the payment date, and sometimes agreements about service charges. Ask for an explanation before you sign.

Also check what you have to arrange yourself, such as energy or internet. Keep the contract and messages from the landlord. If you have a question later, you can find the agreements.

Je eerste woning en het huurcontract

Een eerste woning vinden kan lastig zijn. Sommige inburgeraars krijgen een aanbod via de gemeente. Wie bij familie of een partner gaat wonen, heeft vaak een andere start. De mogelijkheden verschillen sterk per plaats.

Bij een huurwoning maak je afspraken met de verhuurder. In het huurcontract staan onder meer het adres, de huurprijs, de betaaldatum en soms afspraken over servicekosten. Vraag om uitleg voordat je tekent.

Controleer ook wat je zelf moet regelen, zoals energie of internet. Bewaar het contract en berichten van de verhuurder. Als je later een vraag hebt, kun je de afspraken terugvinden.

Tenants have rights

A landlord and a tenant both have rights and duties. The landlord must, for example, maintain the home according to the rules. A tenant pays the agreed rent and must take good care of the home.

Is there a problem, such as poor maintenance, a rent increase you do not understand, unfair treatment or a landlord who is not fulfilling the contract? Report the problem in writing first and keep photos and all messages. Check which time frame and procedure apply to your situation.

If you cannot resolve it together, ask for independent advice. The municipality, Huurcommissie (Rent Assessment Committee) or Juridisch Loket (Legal Help Desk) can help determine where you should go. The proper procedure depends on the type of problem and your tenancy agreement.

Huurders hebben rechten

Een verhuurder en een huurder hebben allebei rechten en plichten. De verhuurder moet bijvoorbeeld de woning onderhouden volgens de regels. Een huurder betaalt de afgesproken huur en moet de woning zorgvuldig gebruiken.

Is er een probleem, zoals slecht onderhoud, een huurverhoging die je niet begrijpt, onterechte behandeling of een verhuurder die het contract niet nakomt? Meld het probleem eerst schriftelijk en bewaar foto’s en berichten. Kijk welke termijn en procedure voor jouw situatie gelden.

Kom je er samen niet uit, vraag onafhankelijk advies. De gemeente, de Huurcommissie of het Juridisch Loket kan je helpen bepalen waar je terechtkunt. Welke route geldt, hangt af van het soort probleem en huurcontract.

Looking for Another Home

There are three common routes to a different home: social renting, private sector renting, and buying. The available supply and conditions differ by region. For social renting, register as early as possible with the regional organisation for housing seekers or a housing corporation. Check the conditions there, apply for suitable homes, and follow your applications.

For a private sector home, search with landlords, estate agents, or reliable advertisements. Ask about the total rent, deposit, and contract conditions before you agree. For a home to buy, you can look at what is on offer, calculate what you can afford, and ask an estate agent or financial adviser about how bidding and financing work. Buying a home is done through a purchase agreement and a notary.

Write down your housing wishes: budget, number of rooms, location, and travel time to work or school. Include energy, water, and other housing costs in your calculations. Compare your wishes with what is available now; you may need to consider another place or a different home size.

Ask the housing corporation, landlord, or estate agent about the rules that apply to your route. Ask the gemeente or housing seekers’ organisation how big the supply is and how long the waiting time is in your region. Never pay money to an unknown provider and only give personal documents through a safe, checked route.

Een andere woning zoeken

Er zijn drie veelvoorkomende routes naar een andere woning: sociale huur, huur in de vrije sector en koop. Het aanbod en de voorwaarden verschillen per regio. Schrijf je voor sociale huur zo vroeg mogelijk in bij de regionale organisatie voor woningzoekenden of een woningcorporatie. Bekijk daar de voorwaarden, reageer op passende woningen en volg je reacties.

Voor een vrije-sectorwoning zoek je bijvoorbeeld bij verhuurders, makelaars of betrouwbare advertenties. Vraag naar de totale huur, borg en contractvoorwaarden voordat je iets toezegt. Voor een koopwoning kun je aanbod bekijken, berekenen wat je kunt betalen en een makelaar of financieel adviseur vragen hoe bieden en financiering werken. Een koop gaat uiteindelijk via een koopovereenkomst en notaris.

Schrijf je woonwensen op: budget, aantal kamers, plaats en reistijd naar werk of school. Tel ook energie, water en andere woonkosten mee. Vergelijk je wensen met het actuele aanbod; misschien moet je een andere plaats of woninggrootte overwegen.
