Finding your first home is difficult in many Dutch municipalities. Some people who are integrating receive an offer via the gemeente (municipality). If you move in with a partner or family, you often already have a residential address. The options vary depending on the location. Therefore, ask your municipality or adviser which process applies to your first housing situation.
For a rented property, you make arrangements with the landlord. These are recorded in a tenancy agreement (huurcontract): the address, rent amount, payment date, duration of the tenancy, and sometimes service charges. Servicekosten (service costs) are extra charges for agreed services, for example in a shared building. Ask what you are paying for and read the contract before you sign.
Check what is and is not included in the rent. Sometimes you need to arrange your own contracts for energy, water, or internet. The basic rent (kale huur) is not the same as the total monthly housing costs. Include all costs before you decide whether you can afford the home. When calculating, do not forget municipal taxes or other fixed charges. You can ask the landlord or municipality which amounts apply to your address.
When you receive the keys, you can record the condition of the home with photos and an inspection report. If you will be paying for energy and water bills yourself, note the meter readings. Keep the contract, photos, and any messages from the landlord. Ask immediately who you can call in case of a leak or any urgent repair. That way you will know what agreements have been made.

Je eerste woning en het huurcontract
Een eerste woning vinden is in veel Nederlandse gemeenten moeilijk. Sommige inburgeraars krijgen een aanbod via de gemeente. Wie zich bij een partner of familie voegt, heeft vaak al een woonadres. De mogelijkheden verschillen per plaats. Vraag daarom aan je gemeente of begeleider welke route voor jouw eerste huisvesting geldt.
Bij een huurwoning maak je afspraken met de verhuurder. Die staan in een huurcontract: het adres, de huurprijs, de betaaldatum, de duur van de huur en soms servicekosten. Servicekosten zijn bijkomende kosten voor afgesproken diensten, bijvoorbeeld in een gedeeld gebouw. Vraag waarvoor je betaalt en lees het contract voordat je tekent.
Kijk ook wat wel en niet bij de huur is inbegrepen. Soms moet je zelf een contract afsluiten voor energie, water of internet. De kale huur is niet hetzelfde als alle maandelijkse woonkosten samen. Reken die kosten mee voordat je besluit of de woning betaalbaar is. Vergeet bij het berekenen ook gemeentelijke heffingen of andere vaste lasten niet. Welke bedragen voor jouw adres gelden, kun je bij de verhuurder of gemeente navragen.
Bij de sleuteloverdracht kun je de staat van de woning vastleggen met foto's en een inspectierapport. Noteer meterstanden als jij de energie- en waterrekening gaat betalen. Bewaar het contract, de foto's en berichten van de verhuurder. Vraag meteen wie je kunt bellen bij een lekkage of een andere dringende reparatie. Dan weet je later welke afspraken zijn gemaakt.
