If you are looking for a different home, you can consider social housing (sociale huur), mid-range rent (middenhuur), private sector rental (huur in de vrije sector), or buying a property. Social housing is available for households who meet certain criteria; income and the size of your household may be factors in eligibility. For mid-range rent, the maximum rent is determined by the points system for the property. In the private rental sector, there is no upper limit on the initial rent, but tenants do have legal protection. If you want to buy a home, you will usually need a mortgage—a loan for the house, which you repay over time.

Register for social housing as early as possible with the regional organisation for housing seekers or a housing association (woningcorporatie). Read how to respond to available homes and find out about typical waiting times. The range of available homes varies greatly from one region to another. A long registration period in one place does not necessarily mean the same applies elsewhere.

For mid-range rent and private sector rental, you can search with landlords, estate agents, and reliable advertisements. For mid-range rent, ask about the points and check whether the rent matches the property. Always check the total rent, the deposit, and the contract terms before agreeing to anything. If you wish to buy, view available properties, calculate what you can afford, and ask how bidding and financing work. The purchase process ultimately requires a purchase agreement and a notary.

Set realistic housing requirements: work out how much you can afford, how many rooms you need, and how far you can commute to work or school. Take energy, water and other costs into account. You may need to consider another neighbourhood or a different size of home. Never pay money to an unknown provider and only share personal documents through a secure, verified process.

Een andere woning zoeken

Wie een andere woning zoekt, kan kijken naar sociale huur, middenhuur, huur in de vrije sector of koop. Sociale huur is voor huishoudens die aan de voorwaarden voldoen; inkomen en huishoudgrootte kunnen bij de toewijzing meetellen. Bij middenhuur is de maximale huur gekoppeld aan het puntenstelsel voor de woning. In de vrije sector geldt geen maximale aanvangshuur, maar huurders hebben ook daar wettelijke bescherming. Bij koop heb je meestal een hypotheek nodig, een lening voor de woning die je terugbetaalt.

Schrijf je voor sociale huur zo vroeg mogelijk in bij de regionale organisatie voor woningzoekenden of een woningcorporatie. Lees hoe je op woningen reageert en hoe lang de wachttijd ongeveer is. Het aanbod verschilt sterk per regio. Een lange inschrijftijd in de ene plaats zegt niet precies wat er in een andere plaats mogelijk is.

Voor middenhuur en vrije huur kun je zoeken bij verhuurders, makelaars en betrouwbare advertenties. Vraag bij middenhuur naar de punten en controleer of de huur bij de woning past. Vraag naar de totale huur, borg en contractvoorwaarden voordat je toezegt. Voor koop bekijk je woningen, bereken je wat je kunt betalen en vraag je hoe bieden en financiering werken. De aankoop verloopt uiteindelijk via een koopovereenkomst en notaris.

Maak een realistische woonwens: welk bedrag kun je betalen, hoeveel kamers heb je nodig en hoe ver kun je reizen naar werk of school? Tel energie, water en andere kosten mee. Misschien moet je een andere buurt of woninggrootte overwegen. Betaal niet zomaar aan een onbekende aanbieder en deel persoonlijke documenten alleen via een gecontroleerde route.
